As a real estate professional, you want people talking about you. Generate more real estate referrals and you’ll drum up new business, but you have to work for them. To get someone to refer you to their friends, family, and coworkers, you have to earn their trust. You have to start earning their referral from day one and go into each professional relationship with a plan.

Here are six things you can do to earn more referrals, generate more leads, and close more deals.

Double Check Your Details

When a client refers you to someone else, chances are they will share your social media information, email address, and website. These things must be working, up-to-date, and easy to use. There’s nothing worse than getting a prospective client to your website only to lose them because your website is not user-friendly or up to date. Update your business cards, social media information, and contact info so that any new clients can contact you easily.

Part of building your brand is creating an image for yourself and your company. This means investing in a professional website, business cards, and an innovative real estate marketing strategy. You want people to think of you when they think of real estate, and this only works if your branding is consistent and your details and information are up to date.

Create A Referral Program

While many clients will be happy to share their positive experiences to help you grow your network, others may need a little bit more of an incentive. Creating a rewards program for referrals can help encourage clients to share your details with others. You could offer gift cards for a nice dinner, or a thoughtful home decor gift. One way to get more referrals is to thank clients for every referral they give, even the ones that don’t end in a sale. A quick “thanks for the referral” text or email can go a long way, and can even trigger clients to keep on referring you!

Know When To Ask

Seasoned real estate pros have learned to ask for referrals at just the right time. Look for the “highs” throughout the process, such as when you find the perfect property or when your seller starts getting multiple offers. When your client is happy and excited, they will be more willing to share their experiences on social media and with friends and family. Just as important as knowing when to ask is knowing how to ask. Narrow down your referral request to three or four confident sentences and then practice it! Practice until you can flawlessly and confidently ask for what you want.

Focus On Former Clients

If you’re trying to generate more real estate referrals into your marketing strategy, start with previous happy clients. If it’s been a while since you’ve worked together, they may not automatically think of you when people they know are asking for an agent. A quick email or text reminder can keep your name in the minds of previous happy clients and encourage them to refer you to people they know.

Partner Up

Another creative way to generate more real estate referrals is to cross-promote with other businesses in your community. Contact local professionals in the area that commonly work within the real estate industry, and learn how you can help them get more referrals. This partnership can be mutually beneficial and can lead to growing your network and building your brand. Some people to consider reaching out to include:

  • Interior decorators
  • Landscapers
  • Architects
  • Plumbers
  • Electricians
  • Roofers
  • Home Contractors

Of course, you should only partner up with professionals that you know and trust, and who you would feel confident and comfortable referring to your clients. You could take this cross-promotional strategy a step further by hosting an online event and highlighting one of these contractors as a guest speaker. This brings value to your audience, while also increasing your exposure.

Stay Relevant

Part of being a successful real estate agent is to stay active in the community. This means attending events, sponsoring sports teams, volunteering, and supporting other small businesses in the community. This helps keep your name and face present in the community. Another way to stay relevant is to build a consistent online presence. This can look like sending out a regular newsletter, writing a consistent blog, and providing valuable information on your social media accounts. Generating more real estate referrals requires taking consistent action steps and reminding people who you are and how you can help them.
